House construction cost per sq ft in India (2026)
Building a house in India costs roughly ₹1,500–2,000 per sq ft of built-up area for a basic specification, ₹1,800–2,800 for standard and ₹2,800–3,500 or more for premium, materials and labour included. Metro cities sit at the top of each range.
A contractor's package rate is the simplest comparison: it bundles materials, labour and a stated specification for each package. Enter your contractor's rate in the calculator and the result updates.
| City | Package range (Brick & Bolt) | Standard range (Infralens 2026) |
|---|---|---|
| Bengaluru | ₹1,995–2,750 | ₹2,400–3,100 |
| Delhi NCR | ₹1,800–3,000 | ₹2,300–3,000 |
| Chennai | ₹1,700–2,400 | ₹2,200–2,900 |
| Pune | ₹1,800–2,500 | ₹1,900–2,500 |
| Hyderabad | ₹1,600–2,200 | — |
| Mumbai | — | ₹2,600–3,500 |
The two sources don't agree, so both are shown: Brick & Bolt package rates (Bengaluru brochure September 2026, including GST; other city pages undated) and Infralens standard-specification ranges (2026). National tiers in the calculator follow BeyondWalls (December 2025).
Built-up area, carpet area and super built-up area
House construction in India is priced on built-up area: the floor area of every storey including the walls. Carpet area, the usable floor inside the walls, is typically 10–20% smaller, so pricing on carpet area understates the cost.
Sources: Sobha on area types; Housing.com on FSI.
- Carpet area: the net usable floor area inside the walls, as defined for flats under RERA.
- Built-up area: carpet area plus the walls and any exclusive balcony. Use this in the calculator.
- Super built-up area: built-up area plus a share of common areas. It applies to flats, not to a house you build.
- FSI or FAR: total floor area ÷ plot area. Your city's rules set it, and it caps the built-up area you can put on the plot.
G+1 and G+2 house construction cost
Adding a floor adds built-up area at roughly the same rate per sq ft. The rate itself rises a few percent per floor for the heavier structure, while the foundation and roof are shared.
Brick & Bolt prices each floor at its package rate per sq ft: at its Bengaluru standard rate, 900 sq ft per floor is about ₹19.3 lakh for the ground floor alone, ₹38.6 lakh for G+1 and ₹57.9 lakh for G+2 (Brick & Bolt, October 2026). Infralens puts the per-sq-ft rate for G+1 at 1.04–1.07 times a single storey, and G+2 at 1.08–1.14 times. Enter the total built-up area of all floors and the number of floors in the calculator.
Material and labour cost in India
Labour is about 20–30% of the cost of building a house in India; the rest is materials, with steel and cement the largest single items.
If you buy the materials yourself and hire a labour contractor, expect about ₹260–360 per sq ft for labour in Bengaluru (Brick & Bolt, February 2025). Choose Labour only in the calculator to price that arrangement.
| Item | Share of cost (Infralens 2026) |
|---|---|
| Steel | 20–24% |
| Cement | 12–15% |
| Aggregates | 7–9% |
| Bricks or blocks | 5–8% |
| Finishing | 20–25% |
| Plumbing and electrical | 10–15% |
| Labour | 25–30% |
Source: Infralens. BeyondWalls puts labour at 20–25%; the calculator's default is 22.5%.
GST on house construction
Building your own house isn't itself taxed, but a contract that includes materials and labour attracts 18% GST, while a labour-only contract for a single house is exempt. GST paid on materials can't be claimed back by a home owner.
Source: TaxGarden, GST on self-construction (October 2026). Contractor package rates usually include GST; check before comparing.
- Works contract (materials and labour): 18% GST.
- Labour-only contract for a single residential unit: exempt (Notification 12/2017-Central Tax (Rate), entry 11).
- Materials after the September 2025 rate changes: cement 18% (down from 28%), steel 18%, sand 5%.
- No input tax credit on construction for your own use, so GST on materials is a real cost.
