Villa construction cost per sq ft in Dubai (2026)

Building a villa in Dubai costs roughly AED 390–600 per sq ft of built-up area for a standard finish, AED 600–850 for mid-range and AED 900–1,200 or more for luxury, before land, fees and VAT.

No reliable separate rates were found for Abu Dhabi, Sharjah or Ras Al Khaimah, so the calculator uses one UAE rate. Shell-and-core quotes aren't published either: use the Detailed Estimate to price the structure, blockwork and MEP first fix item by item.

Knight Frank's figures are AED 4,200 and 11,000 per m², converted. The calculator's defaults come from Stonehaven's developer villa benchmarks, so its standard rate (about AED 620 per sq ft) sits at the low end of the mid-range; enter a contractor's quote for a private villa.

BUA vs GFA vs plot area

UAE contractors quote per sq ft of built-up area (BUA): the total floor area of every storey including the walls and usually covered terraces. Plot area is the land; GFA, measured inside the external walls, is what the authorities check against the plot's limits.

For private villas in Dubai there is no maximum built-up area, but the setbacks on the plot's planning map apply (Dubai Municipality FAQ). Since March 2025, Emirati villas in Dubai may have setbacks as small as 1.5 m and a first floor covering the whole ground floor, and a second villa for a close relative is allowed on the same plot (The National).

A G+1 villa is priced on the BUA of both floors together: enter the total in the calculator.

Design fees, approvals and other costs

On top of construction, budget about 6–12% of the contract for the consultant's design and supervision, roughly AED 25,000–75,000 for approvals and connections, and a 10–15% contingency.

Add these under Other costs in the Detailed Estimate so the total is a full villa budget.

  • Consultant design and supervision: 6–12% of the construction contract, about 9% for a multi-discipline firm (Real Estate Club Dubai, 2026).
  • Approvals: Dubai Municipality permit, Civil Defence, community or master-developer NOC and DEWA connection, about AED 25,000–75,000 together (same source; individual fees vary). DEWA's refundable villa deposit is AED 4,000.
  • Design, engineering and approvals together: AED 50,000–150,000 (Engel & Völkers).
  • Not in the build rate: the plot, pool (about AED 80,000–250,000), landscaping and any demolition.

VAT on villa construction

Contractor, architect and engineer services carry 5% VAT. Zero-rating only applies when a developer first sells or leases a new home, so if you build a villa for yourself you pay the 5%, unless you're a UAE national who can claim it back.

The calculator's rates exclude VAT: add 5% under Other costs, or leave it out if you'll reclaim it.

  • UAE nationals building a new home on their own land for their family can reclaim VAT on the contractor, consultants and built-in items (air-conditioning, doors, flooring, fitted kitchen, sanitaryware, windows), within 12 months of completion via EmaraTax (FTA guide VATGRH1, 2026).
  • Not refundable: furniture, removable appliances, landscaping and pools.

How villa construction contracts are paid

Villa contracts in the UAE are usually paid monthly against the consultant's certified progress, with 10% retention held back: half released at handover and half after the defects period, typically a year.

Contractors usually give a 10% performance bond, and any advance payment is secured by an advance payment guarantee (DLA Piper, October 2025). Off-plan payment plans from developers are sales schedules, not construction contracts.

  • Labour share comes from concrete and steel work only, so it likely understates labour for finishes (low confidence).

Frequently asked questions

What is the villa construction cost in Dubai per sq ft in 2026?

About AED 390–600 per sq ft of BUA for a standard finish, AED 600–850 for mid-range and AED 900–1,200 or more for luxury (Arnifi, August 2026). Knight Frank put a standard villa at about AED 390 and a high-end one at about AED 1,020 per sq ft in 2025. These exclude land, fees and VAT.

How much does it cost to build a villa in the UAE in 2026?

Multiply the BUA by the rate for your finish, then add 6–12% for design and supervision, about AED 25,000–75,000 for approvals, a 10–15% contingency and 5% VAT. A 5,000 sq ft villa at AED 500 per sq ft is AED 2.5 million for construction alone.

What is the G+1 villa construction cost?

A G+1 villa is priced on the total BUA of both floors at the same rate per sq ft, so a 2,500 sq ft ground floor and 2,500 sq ft first floor is priced as 5,000 sq ft. Enter the total BUA in the calculator.

What is the difference between BUA and plot area?

BUA is the floor area of every storey including the walls and covered terraces; plot area is the land. Dubai sets no maximum BUA for private villas, but setbacks from the plot boundaries apply.

How much are building permit and approval fees for a villa in Dubai?

Individual Dubai Municipality fees are small, but the full set of approvals and connections (permit, Civil Defence, community NOC and DEWA) typically comes to about AED 25,000–75,000. DEWA also takes a refundable AED 4,000 villa deposit.

Is there VAT on villa construction in the UAE?

Yes, 5% on contractor and consultant services. Zero-rating applies only to a developer's first sale of a new home. UAE nationals building their own home can reclaim the VAT on eligible costs within 12 months of completion.

How much do consultants charge to design and supervise a villa?

Typically 6–12% of the construction contract, about 9% for a firm covering architecture, structure and MEP.

How are payments made in a UAE villa construction contract?

Usually monthly against certified progress, with 10% retention released half at handover and half after the defects period. Contractors typically provide a 10% performance bond, and any advance is backed by a guarantee.
